Raj Grewal sued by lenders after $15M in loans were taken out using two GTA Gurdwaras (Sikh temples) as he was drowning in debt

Mississauga-based lawyer and former Brampton MP Raj Grewal has been sued in a case involving two well known GTA Gurdwaras that were used to take out $15 million in loans while the former politician was sinking in debt.

The Sikh Spiritual Centre Toronto, commonly called the Etobicoke Gurdwara, and Brampton’s Nanaksar Gurdwara are also named as defendants in the lawsuit, along with the man who is the president of both, Amarjit Singh Deol, and a man named Gurmail Singh Nirman, who is listed as the treasurer and director of the Sikh Spiritual Centre Toronto.

According to court documents for about two dozen lawsuits Grewal and the firm he founded, RSG Law, are facing, the former politician, companies he controlled and family members intertwined with some of Grewal’s real estate transactions were more than $200 million in debt when the Gurdwaras were used to secure the $15 million loan.

The lawsuit filed September 4 was brought by two linked Hamilton-based private lenders that are connected to Grewal through other real estate and mortgage transactions that led to some of the lawsuits he and the law firm he founded are facing.

According to the lawsuit, SSMT Management Inc. and Oculus Mortgage GP Inc. provided $15 million in loans last year that were guaranteed by Grewal against both of the Gurdwaras.

Interest-only payments on the $15 million loan were missed when the rate was 24 percent ($300,000 monthly), and since May more than $1.5 million in interest alone has not been paid. 

According to the lawsuit Grewal is responsible for the entire amount of the loan, plus the missed payments. 

It is unclear what was done with the roughly $12.5 million the two private lenders provided to the borrowers, toward the $15 million total of the loan that was agreed to in the spring of 2025.

It appears that RSG Law might have provided money for the last payment that was received by the lenders in April. In a separate case involving approximately $6 million in counterfeit cheques that were deposited by a former lawyer who worked for Raj Grewal at RSG Law, once the majority of those fraudulent funds were eventually transferred to RSG’s trust account, a wire payment in the amount of $250,000 was immediately made from the RSG trust account to the RBC account of the Sikh Spiritual Centre Toronto on April 14, this year.

Grewal was asked to respond to the latest lawsuit filed against him.     

His lawyer, Simon Bieber, did not address the contents of the lawsuit, but did respond yesterday, September 15, claiming “I understand” that the matter has been resolved (Bieber made the same claim previously regarding another case involving Grewal and his father, even though the matter is still ongoing).

A response received Wednesday, September 16, from the Sikh Spiritual Centre Toronto, with no name attached, also claimed the matter has been resolved.

However, lawyer Maria Naimark with Tyr LLP, who is representing the plaintiffs in the case, was contacted after Bieber’s response, and confirmed to The Pointer Wednesday that the case is still “ongoing”.

The lawsuit alleges that in May of last year, RSG Law, the firm founded by Grewal, which was representing the borrowers after the $15 million loan was negotiated, failed to register the loan against the Nanaksar Gurdwara in Brampton: “the Borrowers and their counsel failed and refused to provide the necessary deliveries to permit registration of the charge,” the lawsuit alleges.

“On or about May 22, 2025, the Borrowers’ counsel, Davinder Khattra of RSG Law, provided an undertaking to deliver the remaining items required for registration of the charge on the Gore Road Property. He failed to fulfill this undertaking.”

Khattra has been described by sources as Grewal’s right hand man at RSG Law. The lawsuit details that Khattra was suspended this summer by the Law Society of Ontario, following “an investigation into widespread mortgage fraud involving RSG Law.”

Khattra and “RSG are the subject of allegations concerning over a dozen civil lawsuits and a criminal investigation by Peel Regional Police, alleging misappropriation of trust funds totalling in excess of $200 million, unauthorized registration and discharge of mortgage charges, and failure to transfer mortgage funds to lenders.”

The Law Society has also moved to suspend Grewal, warning that he poses a severe “risk of harm to members of the public and to the administration of justice.”

On July 10, when the Law Society brought forward its motion to suspend Grewal’s licence to practice law, it stated that based on its ongoing investigations Grewal “May have misappropriated and/or misapplied trust monies or monies imposed with a trust; May have knowingly participated in, facilitated or otherwise failed to prevent dishonesty, fraud, crime or illegal conduct; May have misled; May have failed to act with honour and integrity.” 

Grewal’s tribunal hearing to make a decision on his future ability to practice law was scheduled for August 14, but he had it delayed, asking for more information about the widening investigations into himself and the firm he founded. Grewal had to agree that until a hearing is conducted he will not perform any activities as a lawyer.

The latest lawsuit against him alleges that the loan Grewal signed for against the Nanaksar Gurdwara in Brampton, still has not been registered against the property. 

“As of the date of this Statement of Claim (September 4), the charge has not been registered against the Gore Road Property (the Nanaksar Gurdwara), notwithstanding the Borrowers’ contractual obligation to grant and register such charge.”
